Every November, Deer Valley Road Becomes Desert Ridge's Real Front Door

By late November, the right-turn lane off North Tatum Boulevard into JW Marriott Phoenix Desert Ridge Resort & Spa starts backing up past the light at Loop 101. Not everyone in that line is headed to the resort. Some are trying to reach the AMC theater, or Yard House, or a dinner reservation at Islands, all a few hundred feet away at Desert Ridge Marketplace, a completely separate property that happens to share the same intersection.

This is the part of the season that never makes the press release. The resort's holiday program, Jingle at JW, has run for years. What's new this winter is ice!, a nationally touring attraction that JW Marriott Phoenix Desert Ridge has never hosted before. The 2026 edition features Elf™, running November 18 through January 3, and Desert Ridge is one of only two properties nationwide getting ice! for the first time this season, the other being Gaylord Pacific in Chula Vista, which debuts its own theme built around A Charlie Brown Christmas. Every other stop on this year's ice! circuit, from Gaylord Opryland to Gaylord Texan, has hosted some version of the attraction before. Desert Ridge hasn't. Two million pounds of ice, hand-carved into scenes from the film by artisans from Harbin, China, using a format Gaylord Hotels created in 2001, is arriving in this specific corner of Phoenix for the first time.

That distinction matters for a reason that has nothing to do with ice sculptures. A first-ever attraction pulls differently than a familiar one returning for another round, and the neighborhood already knows what a strong pull season does to Tatum Boulevard even before ice! entered the mix. The interesting fact isn't that the resort gets busy. It's that a shopping center under entirely different ownership has had to post its own detour instructions to keep its front door clear of someone else's guests.

A shared driveway, two different owners

Desert Ridge Marketplace and JW Marriott Phoenix Desert Ridge sit close enough that most visitors treat them as one destination, but they are not the same property, the same management company, or the same customer base for six weeks every winter. The resort's own site describes its location as the crossroads of Phoenix, North Scottsdale, and Cave Creek, with Desert Ridge Marketplace effectively next door. The Marketplace runs its own holiday calendar, its own restaurant lineup, its own parking. What it does not control is how many cars are trying to turn onto Tatum from the 101 to reach ice! tickets, ice skating, and snow tubing at the resort next to it.

So the Marketplace has posted its own workaround directly on its website: use Deer Valley Road for access during the holiday period instead of the main Tatum approach. That is a small piece of text on a shopping center's homepage, but it says something larger about how this corner of the neighborhood functions in November and December. One property's seasonal draw is strong enough that its neighbor has to manage traffic that isn't even headed to its stores.

For a resident, the practical version looks like this:

Approach Works best for Why
Tatum Boulevard from Loop 101 Ice! ticket holders, resort overnight guests Direct resort entrance, but the one everyone converging on the area defaults to
Deer Valley Road Marketplace dinner, movies, shopping The Marketplace's own posted alternate route, built specifically to bypass resort-bound backup

If your plans this season involve the Marketplace and not the resort, Deer Valley Road is worth building into your route from Thanksgiving weekend on, not just when traffic is visibly bad.

Day pass or overnight stay, the decision that actually applies here

Most of what the resort publishes about ice! season is written for someone flying in and booking a room. The early-bird offer running through September 13 discounts a premium two-bedroom suite package that bundles ice! tickets with ice skating and snow tubing, and Marriott Bonvoy members can stack additional room-night savings on top of that. None of it assumes you already live ten minutes away.

What's less advertised, but does apply to a Desert Ridge resident, is that the resort's day-pass platform lets you buy access to the holiday attractions without booking a room at all. That is the actual fork in the road for someone local: an overnight package built around a suite, a resort credit, and Griffin Club access designed for out-of-town guests staying three or four nights, versus a day pass that gets you and your family through ice! and back home the same evening. If you're not using the pool, the spa, or a second night in a hotel room a short drive from your own house, the day pass is the version of this season actually built for you.

The weeks that behave differently

Not every night between November 18 and January 3 carries the same crowd. Opening week draws people curious about a first-time attraction before word spreads, which tends to be lighter than the stretch from the second week of December through New Year's, when school breaks start and out-of-town family visits peak. Weeknights, particularly Tuesday through Thursday, move differently than Friday and Saturday evenings, when both the resort's holiday programming and the Marketplace's own dinner and movie crowd are drawing from the same parking supply at once.

This also affects anyone with a standing routine at the resort itself. The property's Pickleball Center runs 17 lighted courts with its own pro shop, and Wildfire Golf Club offers two 18-hole courses designed by Arnold Palmer and Nick Faldo. If you play regularly, December tee times and open court hours are worth booking further ahead than usual, since holiday foot traffic doesn't stay confined to the ice! entrance. It spreads across the whole property, including the parking areas serving golf and pickleball.

Making the detour work for you

Since Deer Valley Road is already the smarter route into the Marketplace during this stretch, it's worth pairing the trip with something rather than just running the errand and leaving. The Marketplace's ongoing Sip, sip, hooray program lets guests 21 and over order a cocktail from a participating restaurant and carry it into designated outdoor seating in The District, the center's main gathering area. Participating spots include Copper Blues Desert Ridge, Dave & Buster's, Islands, Whining Pig Beer & Wine Bar, Yard House, and Kajiken Ramen. If you're already rerouting around resort traffic, that's a reasonable excuse to make an evening of it rather than treating the drive as pure inconvenience.

What the season actually tells you about this corner of Desert Ridge

None of this is really about ice sculptures or gingerbread villages. It's about what happens when one property's seasonal programming grows large enough that a neighboring, unrelated business has to publish its own traffic advisory just to protect its entrance. That's not a small shopping center problem. It's a signal about how much regional pull this specific intersection has built over the past several holiday seasons, and a first-ever attraction this year means that pull is more likely to grow than settle into something predictable.

Residents who've been through a few of these seasons already know Deer Valley Road by heart come late November. If this is your first winter paying attention to it, the short version is simple: treat Tatum from the 101 as the resort's entrance and Deer Valley Road as everyone else's, keep an eye on the calendar for opening week versus peak December, and if you've got a standing golf or pickleball reservation at the resort, book it earlier than you would in October.

Six weeks from now, this corner of Desert Ridge will be running on a different clock than the rest of the year. Knowing which road actually gets you where you're going is the kind of detail that only shows up after you've lived here through a few Decembers, which is exactly the point.

If you're weighing what a neighborhood like this is actually like to live in day to day, not just what shows up on a listing sheet, that's the conversation Kevin Owens at ARC Partners has with clients every week. Make a Move when you're ready.
